b) Trong quá trình thực hiện Hợp đồng này, nếu tổng thời gian Bên Mua trễ hạn thanh toán của tất cả các đợt phải thanh toán theo thỏa thuận tại khoản 3 Điều 3 của Hợp đồng này vượt quá 30 ngày thì Bên Bán có quyền đơn phương chấm dứt Hợp đồng theo quy định tại Điều 15 của Hợp đồng này.
Trong trường hợp này Bên Bán được quyền bán căn hộ cho Khách hàng khác mà không cần có sự đồng ý của Bên Mua và Bên Bán không chịu trách nhiệm đối với tài sản của Bên Mua có trong căn hộ nếu Bên Mua đã nhận bàn giao căn hộ. Bên Bán sẽ hoàn trả lại số tiền mà Bên Mua đã thanh toán (không tính lãi) trong vòng 15 ngày kể từ ngày Bên Bán ký kết Hợp đồng mua bán căn hộ này cho người mua khác và đã khấu trừ tiền bồi thường về việc Bên Mua vi phạm Hợp đồng, bao gồm:
- Phạt 12% (mười hai phần trăm) giá bán căn hộ;
- Tiền lãi chậm thanh toán tính từ ngày đến hạn cho đến ngày Bên Bán thông báo cho Bên Mua về việc đơn phương chấm dứt Hợp đồng. Trường hợp Bên Mua chủ động thông báo bằng văn bản đồng ý chấm dứt Hợp đồng thì tiền lãi sẽ được tính từ ngày đến hạn cho đến ngày Bên Bán nhận được thông báo của Bên Mua;
- Chi phí khấu hao căn hộ (nếu có) kể từ khi Bên Mua nhận bàn giao nhà hoặc đến hạn bàn giao nhà theo thông báo cho đến khi Bên Mua bàn giao lại nhà cho Bên Bán. Thời gian và tỷ lệ % khấu hao cụ thể như sau:
+ Từ khi nhận bàn giao nhà đến tháng thứ 12: Khấu hao 06% giá bán căn hộ.
+ Từ tháng thứ 13 đến tháng 24: Khấu hao 12% giá bán căn hộ.
+ Từ tháng 25 đến tháng 36: Khấu hao 18% giá bán căn hộ.
+ Từ tháng 36 đến tháng 48: Khấu hao 24% giá bán căn hộ.
- Các khoản thuế, phí, lệ phí … khác (nếu có) theo quy định của pháp luật.

- Interest for late payment from the due date until the date the Seller notified the Buyer of the unilateral termination of contract. Where the Buyer proactively informed consent in writing to terminate the Contract, the interest will be calculated from the due date until the date the Seller receives notice of the Purchaser;
- Depreciation apartment (if available ) since the handover of the Purchaser or to limit as notified handover until handover to the Buyer for the Seller. Time and% depreciation as follows:
+ Since taking over the coming 12 months: 06% Depreciation and apartment price.
+ From January 13th to February 24th: Depreciation 12% of sale price households.
+ From May 25 to May 36: Depreciation 18% price of the apartment.
+ From December 36 to December 48: 24% Depreciation apartment's price.
- Taxes, fees and other charges ... (if applicable ) according to regulations of the Law.
