ĐIỀU 4: CÁC BÊN CAM KẾT

1. Đối với Bên A:
- Cam kết đảm bảo tính pháp lý của căn hộ nêu tại Điều 1 không bị bất kỳ tranh chấp nào. Căn hộ không bị gán nợ cầm cố, hứa tặng, cho, thừa kế hoặc các hình thức tương tự khác.
- Chịu trách nhiệm thực hiện và hoàn tất hồ sơ chuyển nhượng cho Bên B theo đúng quy định của pháp luật.
- Chịu trách nhiệm đóng thuế thu nhập cá nhân theo quy định của cơ quan thuế, các lệ phí công chứng hợp đồng mua bán căn hộ, thủ tục liên quan đến việc chuyển nhượng cho bên B.
- Chịu trách nhiệm thanh toán phí môi giới trên giá trị hợp đồng ngay sau khi hoàn tất việc mua bán.
- Trường hợp Bên A đơn phương chấm dứt Hợp đồng hoặc Bên A vi phạm, không thực hiện đúng theo các điều khoản ghi trong Hợp đồng dẫn đến việc Hợp đồng phải hủy bỏ thì Bên A phải bồi thường cho bên B gấp đôi số tiền mà Bên B đã đặt cọc.
- Thanh toán tiền phí môi giới cho bên C như đã thỏa thuận.
