Điều 4: Quyền và Trách nhiệm của Bê

Điều 4: Quyền và Trách nhiệm của Bên Cho Thuê:
4.1 Bàn giao nhà và trang thiết bị trong bản phụ lục 1 cho Bên thuê đúng vào ngày Bên thuê chuyển vào ở.
4.2 Bảo đảm quyền sử dụng nhà trọn vẹn và riêng rẽ của Bên Thuê.
4.3 Sửa chữa ngay mọi hư hỏng về tiện nghi, tiện ích của Bên cho thuê tại nhà. Nếu hư hỏng này do lỗi của người thuê hoặc do bên thứ ba gây ra thì người thuê sẽ phải trả phí.
4.4 Có trách nhiệm đóng thuế, và làm các thủ tục cần thiết liên quan đến việc cho thuê nhà theo qui định của luật pháp Việt Nam.

4.5 Đăng ký tạm trú cho Bên thuê tại chính quyền địa phương theo qui định.

Điều 5: Quyền và Trách nhiệm của Bên Thuê:
5.1 Cung cấp cho chủ nhà bản phô tô CMND để làm đăng ký tạm trú.
5.2 Sử dụng nhà đúng mục đích ghi tại Điều 1.

5.3 Trong quá trình thuê, Bên thuê chịu trách nhiệm những hỏng hóc và mất mát đồ đạc, thiết bị thuê do Bên cho thuê cung cấp bị hỏng hoặc bị mất do lỗi của Bên thuê hoặc bên thứ ba. Trong trường hợp này, Bên thuê phải sửa chữa lại thích hợp hoặc đền bù thoả đáng cho Bên cho thuê.
5.4 Chấp hành các quy định về giữ gìn vệ sinh môi trường và trật tự an ninh chung trong khu vực cư trú.
5.5 Không được chuyển nhượng Hợp Đồng thuê nhà hoặc cho bên thứ ba thuê lại.
5.6 Trả tiền thuê và các chi phí khác (trong mục 2.2 và 2.3).
5.7 Không sử dụng nhà thuê vào các mục đích không hợp pháp theo quy định của pháp luật Viêt Nam.

Điều 6: Chấm dứt hợp đồng
Nếu một trong hai bên muốn chấm dứt hợp đồng trước thời hạn hợp đồng phải thông báo trước 01 tháng cho bên kia.



Điều 7: Thỏa thuận chung:
7.1 Tuân thủ đầy đủ các điều khoản nêu trên trong quá trình thực hiện hợp đồng này.

7.2 Trường hợp có tranh chấp thì cả hai bên phải cùng bàn luận và tìm ra biện pháp giải quyết. Nếu không tìm được sự thống nhất thì đệ trình lên toà án, kết luận của toà án là phán quyết cuối cùng.

7.3 Nội dung của hợp đồng này đã được hai bên hiểu rõ và thống nhất.

Hợp đồng được lập thành 02 bản (01 bản bằng tiếng Việt và 01 bản bằng tiếng Anh) có cùng nội dung và giá trị pháp lý. Mỗi bên giữ 01 bản tiếng Anh và 01 bản tiếng Việt.
Hợp đồng này có hiệu lực kể từ ngày hai bên ký.
