Trong thời gian sắp tới sẽ có đối tác cũ hoặc mới đến thương lượng mua đất 1 lần nữa.
Có thể đối tác này sẽ đề nghị đặt cọc khoản tiền nhỏ hơn theo dự tính của Mr. Sam, tôi khuyên là chấp nhận khoản tiền nhỏ này để đặt niềm tin để sau này ký kết hợp đồng. Nếu mình ko nhận số tiền cọc này thì mình ko còn cơ hội hợp tác với người này.
Nếu đất dự án có bất kỳ trục trặc nào, ví dụ như giấy tờ thủ tục pháp lý,…thì nên nói thật cho đối tác biết và giảm giá phần nào chưa hoàn thiện.
Nếu ko trung thực với đối tác về những khó khăn có thể gặp phải, đối tác có thể mất lòng tin, chấm dứt hợp đồng và chấp nhận bỏ cọc.
Về phần tôi, sau khi 2 bên ký hợp đồng nhận cọc, trong vòng 7 ngày tôi phải ra Đà Nẵng để cúng trả lễ và buộc đối tác theo dự án ko hủy hợp đồng.
Lưu ý: khi ký hợp đồng và nhận tiền cọc phải báo tôi ngay để tôi cúng tại nhà cho công việc thành công tốt đẹp.
Quan trọng: nhất định phải nhận tiền cọc này, dù nhỏ đi nữa nhưng nó đem lại thành công trong dự án.
