- Bên cho thuê đồng ý cho thuê nhà

- Bên cho thuê đồng ý cho thuê nhà xưởng và sân bãi với diện tích và đơn giá như điều I của biên bản này.
- Sau khi ký biên bản Bên thuê thanh toán cho Bên cho thuê 1 tháng tiền thuê để tiến hành xây dựng nhà xưởng sau khi ký biên bản Thoả thuận mà Bên thuê không thành lập công ty, không ký hợp đồng chính thức thì tiền đặt cọc 1 tháng coi như mất.
- Thời gian bàn giao xưởng là 3.5 tháng kể từ ngày hai bên thống nhất thiết kế.
- Sau 20 ngày kể từ ngày ký biên bản. Sau khi ký hợp đồng Bên thuê đặt cọc cho bên Bên cho thuê 5 tháng tiền thuê. Nếu sau khi xây dựng xong Bên thuê không tiền hành thuê xưởng, thì tiền đặt cọc coi như mất.
- Thời gian thuê tối thiểu 5 năm, sau 1 năm nếu Bên thuê có nhu cầu mua lại thì hai bên sẽ cùng nhau bàn bạc.
ARTICLE III: TRÁCH NHIỆM CÁC BÊN
1. Trách nhiệm của bên cho thuê:
- Xây dựng nhà xưởng theo thiết kế đã thống nhất và có xác nhận của hai bên. Thời gian bảo hành 12 tháng kể từ ngày bàn giao. Các trường hợp không được bảo hành như sụt lún, nứt tường, võng nền nhà, hư hỏng hệ thống dẫn nước, hệ thống cống do Bên thuê sử dụng không đúng theo tải trọng thiết kế ban đầu. Các chi phí phát sinh trong trường hợp nêu trên, Bên thuê sẽ phải chịu trách nhiệm chi trả toàn bộ.
- Giao nhà xưởng theo đúng thời hạn cam kết
- Tạo điều kiện, hỗ trợ Bên thuê các vấn đề pháp lý và phòng cháy chữa cháy, đánh giá tác động môi trường và các công việc phát sinh khác.
- Thực hiện các điều khoản đã cam kết
2. Trách nhiệm của Bên thuê:
- Phối hợp, cung cấp thiết kế, hồ sơ cho Bên cho thuê đúng thời hạn.
- Thanh toán chi phí đã thoả thuận đúng thời hạn cam kết
- Thực hiện các điều khoản đã cam kết.
ARTICLE IV: ĐIỀU KHOẢN CHUNG
- Sau khi ký Biên bản thoả thuận này, nếu có phát sinh bất kỳ thoả thuận nào thì hai bên sẽ bổ sung, thống nhất bằng văn bản và có xác nhận của các bên
- Biên bản thoả thuận này được lập thành 02 (hai) bản, mỗi bản có 02 (hai) trang và có giá trị pháp lý như nhau.

ARTICLE IV : GENERAL PROVISIONS
