Bên Thuê là đối tác chiến lược cho việc phát triển…. vui chơi, giải trí tại TTTM. Do đó, để cùng hợp tác, phát triển và có những phương án hỗ trợ kịp thời, Các Bên thống nhất:
Khi có sự sụt giảm footfall tại Phần Diện Tích Thuê quá 20% liên tiếp trong 2 tháng so với footfall trung bình của 3 tháng có footfall cao nhất trong thời gian trước đó (“Việc Giảm Footfall”), Các Bên sẽ cùng nhau bàn bạc để tìm hiểu nguyên nhân của việc sụt giảm footfall. Theo đó:
(i) Nếu Việc Giảm Footfall do những nguyên nhân xuất phát từ Bên Thuê và/hoặc chất lượng, dịch vụ của rạp hoặc dịch vụ cung cấp tại rạp, Bên Thuê cam kết sẽ khắc phục các nguyên nhân có liên quan để đảm bảo lượng footfall đến rạp đạt mức trung bình của 3 tháng có footfall cao nhất trong thời gian trước đó và
(ii) Nếu Việc Giảm Footfall do những nguyên nhân trực tiếp xuất phát từ Bên Cho Thuê, Bên Cho Thuê sẽ, vào từng thời điểm, xem xét các chính sách hợp tác phù hợp với Bên Thuê như: mua một số lượng vé xem phim, tổ chức chiến dịch hợp tác thương hiệu, cung cấp vé gửi xe miễn phí, giảm giá tiền thuê.
