Từ dữ liệu ảnh viễn thám và các tư liệu thu thập đã xây dựng được tệp dữ liệu mẫu gồm 5 lớp: đất chuyên trồng lúa, đất trồng cây hàng năm khác, đất mặt nước, đất sông suối, đất xây dựng với độ chính xác cao. Bằng phương pháp số và kỹ thuật GIS đã giải đoán ảnh viễn thám ba năm 2005, năm 2010 và năm 2015 Quận Hải An - thành phố Hải Phòng với độ chính xác lần lượt là 72.5%, 82.5%, 86.5%, trên cơ sở đó thành lập ba bản đồ sử dụng đất tương ứng, tiến hành chồng xếp xây dựng hai bản đồ biến động sử dụng đất các giai đoạn 2005 - 2010 và 2010 - 2015, qua đó đánh giá biến động đất nông nghiệp của địa bàn nghiên cứu.
Trong giai đoạn 2005 -2010, diện tích đất xây dựng tăng nhiều nhất 983.56 ha, do đất trồng lúa chuyển sang 74.07 ha, đất trồng cây khác chuyển sang 773.23 ha, đất mặt nước chuyển sang 136.26 ha. Diện tích đất trồng cây khác giảm nhiều nhất 671.05 ha do chuyển vào đất có mặt nước, chuyển vào đất xây dựng.
Giai đoạn 2010 – 2015 diện tích đất xây dựng tăng là 1559.29 ha, đất chuyên trồng lúa giảm 60.12 ha, đất trồng cây khác giảm 769.10, đất mặt nước giảm 730.03 ha
Nguyên nhân của biến động đó là do ảnh hưởng của quá trình đô thị hóa trên địa bàn quận Hải An, thể hiện ở các khía cạnh: di dân và áp lực dân số tới các khu vực có mức độ biến động sử dụng đất khác nhau; việc quy hoạch và các chính sách phát triển; sự phát triển cơ sở hạ tầng tới biến động sử dụng đất.
