a) Bên Thuê phải chịu các chế tài q

a) Bên Thuê phải chịu các chế tài quy định tại Thỏa Thuận Chuỗi, bao gồm: (i) chịu phạt một khoản tiền bằng tổng của Tiền Đặt Cọc Thuê theo Hợp Đồng Thuê này và Tiền Đặt Cọc Chuỗi theo Thỏa Thuận Chuỗi. Theo đó, Bên Cho Thuê được giữ lại và sử dụng toàn bộ tiền đặt cọc của Bên Thuê hoặc yêu cầu ngân hàng thực hiện nghĩa vụ bảo lãnh theo Thư bảo lãnh (nếu có); và (ii) Đơn giá tiền thuê tại các dự án còn lại theo Thỏa Thuận Chuỗi sẽ tăng lên 10% so với đơn giá tiền thuê đã được hai bên thống nhất bằng văn bản tính đến thời điểm đó. Các bên sẽ ký kết các văn bản cần thiết ghi nhận việc tăng giá tiền thuê trong thời hạn 07 ngày kể từ ngày chấm dứt Hợp Đồng Thuê này.

b) Ngoài ra, Các Bên thống nhất bổ sung như sau:
(i) Bên Cho Thuê có quyền thực hiện ngay lập tức tất cả các quyền quy định tại Điều 14.2 mà không cần gửi bất kỳ thông báo vi phạm nào; và
(ii) Bên thuê có trách nhiệm trả cho Bên Cho Thuê khoản tiền lãi tính theo Lãi Suất Quá Hạn đối với khoản chậm thanh toán (nếu có) cho khoảng thời gian tính từ ngày đến hạn thanh toán cho đến ngày Bên Thuê thực tế thanh toán đầy đủ các khoản tiền đó.
(iii) Bên Thuê có trách nhiệm thanh toán thêm một khoản tiền thuê tương ứng với khoảng thời gian từ ngày Hợp Đồng Thuê chấm dứt cho đến ngày có khách thuê mới của Bên Cho Thuê khai trương tại Phần Diện Tích Thuê, nhưng trong mọi trường hợp không vượt quá 06 tháng Tiền Thuê.
Việc thực hiện các quyền nêu trên của Bên Cho Thuê sẽ không ảnh hưởng tới các chế tài khác mà Bên Cho Thuê được áp dụng theo quy định của Hợp Đồng Thuê này đối với các hành vi vi phạm của Bên Thuê
