1. bên mua phải thanh toán lệ phí trước bạ, các loại thuế, lệ phí và các loại phí có liên quan đến việc cấp giấy chứng nhận theo quy định của pháp luật khi bên bán làm thủ tục cấp giấy chứng nhận cho bên mua và trong quá trình sở hữu, sử dụng căn hộ kể từ thời điểm nhận bàn giao căn hộ.
2. Bên mua có trách nhiệm nộp thuế và các loại lệ phí, chi phí (nếu có) theo quy định cho nhà nước khi thực hiện bán căn hộ đã mua cho ng khác.
3. Bên bán có trách nhiệm nộp các nghĩa vụ tài chính thuộc trách nhiệm của bên bán cho nhà nước theo quy định của pháp luật.

điều 8. Giao nhận căn hộ
1. với điều kiện bên mua đã thanh toán đầy đủ theo đúng tiến độ quy định tại hợp đồng này ( hoàn tất kì thanh toán ngày 5/4/2017 và đã đóng góp vào kinh phí bảo trì), bên bán sẽ bàn giao căn hộ cho bên mua.
2. bên bán bàn giao căn hộ cho bên mua vào ngày 5/4/2017

việc bàn giao căn hộ có thể sớm hơn hoặc muộn hơn so với thời gian quy định tại khoản này, nhưng không được chậm quá 30 ngày, kể từ thời điểm đến hạn bàn giao căn hộ cho bên mua, bên bán phải có văn bản thông báo cho bên mua biết lý do chậm bàn giao căn hộ.

trước ngày bàn giao căn hộ là 5 ngày, bên bán phải gửi văn bản thông báo cho bên mua về thời gian, địa điểm và thủ tục bàn giao căn hộ.
