ĐIỀU 8 : CHẤM DỨT HỢP ĐỒNG TRƯỚC THỜI HẠN
8.1 Hợp đồng thuê này sẽ chấm dứt trước thời hạn trong các trường hợp sau:
 Bên B chậm trễ việc thanh toán theo quy định nêu rõ tại điều 4.
 Bên A (hoặc Bên B) vi phạm bất cứ điều khoản nào của hợp đồng này mà không khắc phục trong vòng 15 ngày kể từ ngày Bên B(hoặc Bên A) có văn bản thông báo chính thức cho Bên kia về vi phạm đó.
 Trường hợp toà nhà xảy ra hư hỏng nhưng phải khắc phục trong một thời gian dài hơn quy định tại khoản 6.8 Điều 6 hoặc không thể khắc phục sửa chữa được, Bên A có trách nhiệm bố trí một mặt bằng mới tương đương với mặt bằng hiện hữu để Bên B làm việc.Trường hợp không thể bố trí được ,hai bên có thể thương lượng để chấm dứt hợp đồng. Khi đó, Bên A sẽ phải hoàn trả lại đủ khoản tiền đặt cọc cho Bên B.
 Ngoài những trường hợp trên đây ,khi một bên đề nghị chấm dứt hợp đồng trước thời hạn
8.2 Khi một bên đề nghị chấm dứt hợp đồng, bên đó phải thông báo bằng văn bản cho bên còn lại trước 90 (chín mươi) ngày, trong đó phải nêu rõ, đầy đủ các lý do của việc chấm dứt hợp đồng sớm (theo quy định tại điều 8.1).Khi việc chấm dứt hơp đồng trước thời hạn xảy ra ,Bên có lỗi phải có trách nhiệm đền bù thiệt hại cho Bên kia .

ARTICLE 8: TERMINATION OF CONTRACT PRIOR PERIOD
8.1 The lease will terminate ahead of schedule in the following cases:
