Điều 8: Phần diện tích thuộc sở hữu

Điều 8: Phần diện tích thuộc sở hữu riêng , phần diện tích thuộc sở hữu chung và sử dụng chung nhà chung cư.
1. Phần diện tích thuộc sở hữu riêng của chủ sở hữu căn hộ bao gồm phần diện tích riêng bên trong căn hộ ( kể cả diện tích ban công,loogia gắn liền với căn hộ đó), hệ thống trang thiết bị kỹ thuật sử dụng riêng gắn liền với căn hộ.
2 Phần diện tích thuộc sở hữu chung bao gồm không gian bên trong căn hộ, hệ thống kết cấu chịu lực và các khu vực, trang thiết bị kỹ thuật dùng chung, cụ thể gồm:
a) Khung, cột, tường chịu lực, tường bao căn nhà, tường phân chia các căn hộ.
b) Nơi để xe, sàn,mái , sân thượng,hành lang, cầu thang bộ, thang máy, đường thoát hiểm, sân chơi chung trong chung cư Era Town.
c) Lồng xả rác, hộ kỹ thuật, hệ thống cấp điện, nước ga, thông tin liên lạc, phát thanh, truyền hình,thoát nước, bể phốt, thu lôi, cứu hỏa và các phần khác không thuộc sở hữu riêng của căn hộ nào.
