Kinh tế lượng (Econometrics) là môn khoa học xã hội trong đó các công cụ của lý thuyết kinh tế, toán học và suy đoán thống kê được áp dụng để phân tích các vấn đề kinh tế. Kinh tế lượng sử dụng các công cụ phương pháp của thống kê toán để tìm ra bản chất của các số liệu thống kê, đưa ra kết luận về các số liệu thống kê thu thập được từ đó có thể đưa ra các dự báo về các hiện tượng kinh tế. Từ khi ra đời đến nay, kinh tế lượng đã đem lại cho các nhà kinh tế một công cụ đo lường sắc bén để đo các quan hệ kinh tế. Là những sinh viên đang theo học khối ngành kinh tế, chúng em nhận thấy được sự cần thiết của việc học tập và tìm hiểu về Kinh tế lượng trong việc phân tích logic và nghiên cứu vấn đề. Và để hiểu sâu hơn về việc đưa Kinh tế lượng vào trong thực tế cuộc sống và áp dụng Kinh tế lượng sao cho đúng và hiệu quả, nhóm em xin xây dựng bài BÁO CÁO THỰC HÀNH KINH TẾ LƯỢNG dưới sự hướng dẫn của TS. Đinh Thị Thanh Bình.
Bắt nguồn từ mong muốn cung cấp một cái nhìn chi tiết hơn về giá nhà và những yếu tố ảnh hưởng cho những người tham gia hoạt động mua bán nhà, nhằm giúp họ có thể định giá một cách tương đối chính xác tài sản có giá trị này, nhóm chúng em đã thực hiện đề tài nghiên cứu:
“Phân tích một số yếu tố ảnh hưởng đến giá nhà hiện nay”
Dựa vào số liệu được cung cấp và tìm hiểu được, nhóm chúng em sẽ tập trung phân tích tác động của nhóm yếu tố đặc điểm của ngôi nhà: số phòng trung bình, vị trí, tình hình dân cư, giáo dục, thuế và an ninh. Xuyên suốt đề tài, bằng cơ sở lý thuyết kết hợp thực tiễn, chúng em tiến hành xây dựng, kiểm định và sửa lỗi mô hình, từ đó sẽ đưa ra mô hình phù hợp nhất.
Bài nghiên cứu được hoàn thành dựa trên sự nỗ lực của cả Nhóm 24 đến từ Khối 6 ngành Kinh tế đối ngoại, khóa 52 - trường Đại học Ngoại thương. Và chắc chắn, là một phần lần rất lớn nhờ vào sự chỉ bảo và góp ý, giúp đỡ tận tình của TS. Đinh Thị Thanh Bình – Giảng viên bộ môn Kinh tế lượng, trường Đại học Ngoại thương. Một lần nữa, chúng em xin gửi lời cảm ơn chân thành nhất đến cô đã giúp đỡ chúng em hoàn thành bài nghiên cứu này.

Econometric (Econometrics) is a social science which the tools of economic theory, mathematics and speculative statistics is applied to the analysis of economic problems. Econometrics using the tools of mathematical statistics method to find out the nature of the statistical data, draw conclusions about the statistics gathered from it could offer the predictions of economic phenomena. From its inception to the present, econometrics has given economists a incisive measurement tools to gauge the economic relations. Is the student currently studying economics block, we realize the need of studying and understanding the econometrics in analyzing logic and research issues. And to understand more deeply about putting econometrics in real life and applied econometrics to properly and efficiently, the Group I'm constructing articles REPORT the ECONOMETRIC PRACTICE under the guidance of TS. Dinh Thi Thanh Binh. Derived from the desire to provide a more detailed look at home prices and what factors influence for those who join house purchase activity, aiming to help them can be priced relatively precisely this valuable asset, our group has done research :"Analysis of some factors influencing the current home prices"Based on the provided data and learn to be, our group will focus impact analysis of group factors characteristics of the House: the average number of rooms, location, demographic, education, taxes and security. Throughout the subject, by combining theoretical basis of practicality, we proceed to build, test and error correction model, since it will give the most suitable model.The research paper was completed based on the efforts of the Group of 24 to 6 Blocks from foreign economic sector, 52 courses-foreign trade University. "Analysis of factors affecting house prices today"
