Hợp đồng chấm dứt khi hết thời hạn thuê và các bên không có thỏa thuận khác. Khi đó, bên A hoàn trả lại tiền cọc cho bên B và nhận lại mặt bằng/nhà, bên B tháo dỡ, di dời các tài sản thuộc sở hữu của bên B trong thời hạn 05 (năm) ngày làm việc kể từ ngày hợp đồng chấm dứt.6.2. Hợp đồng chấm dứt trước hạn trong các trường hợp sau đây:a. Trong thời gian thực hiện hợp đồng nếu bên A hoặc bên B muốn chấm dứt hợp đồng trước hạn (trừ quy định tại gạch đầu dòng thứ 4 Khoản 5.1 Điều 5 của hợp đồng) thì phải thông báo bằng văn bản trước 02 (hai) tháng cho bên kia.- Trong trường hợp bên A đơn phương chấm dứt hợp đồng trước hạn thì bên A có trách nhiệm hoàn trả lại tiền đặt cọc sau khi cấn trừ các khoản nợ của bên B.- Trong trường hợp bên B đơn phương chấm dứt hợp đồng trước hạn thì bên B bịmất số tiền đặt cọc, không được hoàn trả tiền thuê đã được thanh toán.b. Hợp đồng chấm dứt trước hạn do bên B vi phạm quy định tại gạch đầu dòng thứ 4Khoản 5.1 Điều 5 của hợp đồng. Khi đó, bên B có trách nhiệm giao lại mặt bằng trong vòng 05 (năm) ngày làm việc kể từ ngày hợp đồng chấm dứt theo thông báo của bên A và mất tiền đặt cọc.6.3. Phạt hợp đồng:- Trường hợp bên nào vi phạm hợp đồng thì bị phạt 8% giá trị tiền thuê tài sản và phải bồi thường thiệt hại (nếu có).- Trường hợp bên B thanh toán tiền thuê trễ hạn thì bị phạt chậm thanh toán với mức bằng 1% số tiền chậm thanh toán cho mỗi ngày chậm thanh toán nhưng không quá 7 ngày, nếu quá 7 ngày thì phạt 8% số tiền chậm trả.ĐIỀU 7: GIA HẠN, SỬA ĐỔI, BỔ SUNG HỢP ĐỒNG7.1. Gia hạn hợp đồng: Trước khi hết hạn hai bên có thể bàn bạc việc gia hạn hợp đồng nếu bên A vẫn muốn tiếp tục
