11.6. Trong trường hợp nêu tại Điều

11.6. Trong trường hợp nêu tại Điều 11.2, 11.3 và 11.5 trên đây, bên mua lại/bên nhận chuyển nhượng/bên hưởng thừa kế đều được hưởng quyền lợi và phải thực hiện các nghĩa vụ của Bên Mua quy định trong Hợp Đồng và Bản Nội Quy Nhà Chung Cư đính kèm Hợp Đồng, đồng thời phải hoàn thành nghĩa vụ nộp thuế, phí, lệ phí, chi phí phát sinh liên quan đến việc chuyển nhượng/chuyển giao đó.

11.7. Bên Bán, tùy thuộc vào quyết định của mình, được quyền sử dụng các quyền, lợi ích của mình trong Hợp Đồng như biện pháp đảm bảo thực hiện nghĩa vụ dân sự với bên thứ ba với với điều kiện là biện pháp đảm bảo thực hiện nghĩa vụ dân sự đó không gây thiệt hại đến các quyền, lợi ích hợp pháp của Bên Mua theo Hợp Đồng này và phù hợp quy định pháp luật.
11.8. Bên Bán được quyền chuyển nhượng/chuyển giao các quyền, lợi ích của mình trong Hợp Đồng cho bên thứ ba với điều kiện là việc chuyển nhượng/chuyển giao đó phù hợp với quy định pháp luật và không gây thiệt hại đến các quyền, lợi ích hợp pháp của Bên Mua theo Hợp Đồng này.
