có quyền đơn phương chấm dứt hợp đồng nhưng phải thông báo bằng văn bản cho bên A biết trước tối thiểu là 03 tháng và nhận lại số tiền đặt cọc (nếu có) theo quy định tại khoản 1 điều 4 hợp đồng này, tiền thuê nhà đã thanh toán sau khi khấu trừ vào thời gian thực tế sử dụng. trong trường hợp chấm dứt hợp đồng do có sự vi phạm của bên A, thì ngoài việc nhận lại các chi phí này, bên A phải bổi thường cho bên b số tiền tương ứng với số tiền đặt cọc và chi phí đầu tư, sữa chữa ban đầu
