Ngoài các quy định nêu trên, Bên thuê có thể chấm dứt Hợp đồng này trước thời hạn với điều kiện Bên thuê phải gửi thông báo cho Bên cho thuê ít nhất là 30 ngày trước khi chấm dứt sau khi hai bên đã lập biên bản xác minh cụ thể về tình trạng Khu vực thuê trong các trường hợp sau:

(a) Khu vực thuê bị hư hỏng nặng do cơ sở vật chất bị xuống cấp nghiêm trọng mà Bên cho thuê không bảo trì tốt gây ảnh hưởng đến sự an toàn của Bên thuê, hoặc

(b) Trong trường hợp chất lượng dịch vụ không đảm bảo, mặc dù Bên thuê đã phản ánh bằng văn bản với Bên cho thuê ít nhất là 02 lần mà Bên cho thuê vẫn không cải thiện."

Nếu Hợp đồng bị chấm dứt theo các điều kiện nêu tại Điều 5.2.3 nêu trên thì hai bên sẽ bàn bạc cụ thể về các vấn đề liên quan đến tiền đặt cọc và tiền thuê đã trả trước".
