Dự án xây dựng Khu du lịch và biệt thự nghỉ dưỡng cao cấp Calmarine tại Bãi Vòng thuộc khu quy hoạch du lịch sinh thái Bãi Vòng, xã Hàm Ninh, huyện Phú Quốc, tỉnh Kiên Giang.

I.4. Thời gian thực hiện dự án:
Dự kiến thời gian thực hiện dự án: 03 năm; thời gian khai thác kinh doanh: 50 năm (theo niên hạn thuê đất các khu vực dịch vụ).
• Tổng thời gian chuẩn bị đầu tư và thiết kế thi công: 1 năm.
• Tổng thời gian đầu tư xây dựng công trình: 02 năm.
• Khai thác kinh doanh: bắt đầu từ năm thứ 2, đến năm thứ 3 khai thác 100% các sản phẩm, dịch vụ của dự án.

II.1. Quy mô dự án
Tổng diện tích dự án là 11,74 ha, phân chia thành các phân khu như sau:

II.2. Tính chất của dự án
- Dự án đầu tư xây dựng phục vụ các chức năng dịch vụ - kinh doanh là:
(i) Xây dựng biệt thự và kinh doanh cho thuê dài hạn;
(ii) Xây dựng biệt thự và kinh doanh cho thuê qua đêm;
(iii) Xây dựng và cho thuê khu resort nghỉ dưỡng cao cấp 3 sao;
(iv) Xây dựng và cho thuê khách sạn;
(vi) Khai thác các dịch vụ nghỉ dưỡng, thương mại.
- Nguồn vốn đầu tư và kinh doanh:
(i) Nguồn vốn chủ sở hữu của Công ty CP Đầu tư và Du lịch Hải An Điền;
(ii) Vốn vay từ các tổ chức tín dụng;
(iii) Vốn huy động từ các đối tác hợp tác đầu tư;
- Tổ chức điều hành sau dự án: chủ đầu tư thuê đơn vị quản lý điều hành chuyên nghiệp trong lĩnh vực khai thác bất động sản nghỉ dưỡng cao cấp để dự án đạt hiệu quả cao trong khai thác kinh doanh.

III. CƠ CẤU NGUỒN VỐN ĐẦU TƯ
Tổng vốn đầu tư của dự án dự kiến: 22,3 triệu USD, trong đó vốn điều lệ của Công ty Cổ phần Đầu tư và Du lịch Hải An Điền: 3,5 triệu USD.
