Do điều kiện Việt Nam hiện nay chưa có nguồn dữ liệu lưu trữ về các giao dịch mua bán nhà ở trên thị trường, nên các tác giả chọn TP. Hồ Chí Minh làm khu vực nghiên cứu thí điểm, trong đó chọn 4 quận có “vị thế” khác nhau để điều tra, khảo sát và xây dựng mô hình hồi quy, đó là: Quận 1, Quận 3, quận Bình Thạnh và quận Gò Vấp. Kết quả điều tra thông qua quá trình phân tích, xử lý, sàng lọc và chấp nhận 387 quan sát, mỗi quan sát ứng với một BĐS cụ thể. Trong đó, quận 1 là 70 quan sát (chiếm 18,1% số quan sát), quận 3 là 74 quan sát (chiếm 19,1%), quận Bình Thạnh là 187 quan sát (chiếm 48,3%), quận Gò Vấp là 56 quan sát (chiếm 14,5%).
