7.1 Bên B chỉ sử dụng Phần diện tíc

7.1 Bên B chỉ sử dụng Phần diện tích thuê theo đúng ngành nghề và giấy phép đăng ký hoạt động hợp pháp của Bên B tại Việt Nam và chịu hoàn toàn chịu trách nhiệm về mọi mặt hoạt động của mình trước pháp luật nước CHXHCN Việt Nam.
7.2 Bên B không sử dụng Phần diện tích thuê cho bất kỳ mục đích khác mà chưa có sự đồng ý và cho phép bằng văn bản của Bên A. Bên A có quyền từ chối yêu cầu của Bên B nếu xét thấy yêu cầu này có ảnh hưởng đến quyền lợi hay tài sản của mình hoặc bên thứ ba liên quan. Nếu Bên B vi phạm điều này, Bên A có quyền đơn phương chấm dứt hợp đồng sau khi thông báo cho Bên B trước 15 ngày.
7.3 Việc thi công, sửa chữa hoặc nâng cấp (nếu có) đối với bên trong Phần diện tích thuê bên B phải thông báo bằng văn bản có liệt kê các chi tiết muốn sửa chữa nâng cấp và phải được sự đồng ý bằng văn bản của Bên A. Bên B khi đó phải đảm bảo tuân thủ đúng những hướng dẫn của Bên A trước và trong quá trình thi công và Bên B sẽ tự chịu mọi trách nhiệm về an ninh, an toàn thi công và các chi phí phát sinh từ việc sửa chữa, nâng cấp này.
7.4 Việc tiến hành lắp đặt thêm hệ thống thông tin như thiết bị ăng ten, thiết bị điện tử, các loại thiết bị, máy móc có trọng tải lớn, kích thước lớn và các loại thiết bị máy móc khác ngoài những loại đã có sẵn do Bên A cung cấp thì phải được sự chấp thuận bằng văn bản của Bên A. Mọi chi phí sẽ do Bên B chịu và đồng thời Bên B phải có giấy phép sử dụng của cơ quan có thẩm quyền.
7.5 Thanh toán cho Bên A đầy đủ, đúng hạn tất cả những khoản phải thanh toán theo quy định của Hợp đồng này.
7.6 Giữ gìn và bảo quản toàn bộ trang bị, thiết bị do Bên A cung cấp trong Phần diện tích thuê. Khi hết hạn hợp đồng Bên B bàn giao trả lại mặt bằng cho Bên A như tình trạng bàn giao mặt bằng ban đầu. Ngoài những hao mòn thông thường, tài sản thuê và các trang thiết bị đi kèm phải ở tình trạng sử dụng bình thường, nguyên vẹn và có thể cho thuê được..
7.7 Thông báo ngay lập tức cho Bên A về tất cả những sự việc bất thường xảy ra trong khu vực thuê như mất mát, hư hỏng, khuyết tật của trang thiết bị hoặc sự cố có khả năng gây nguy hiểm như chập điện, hỏa hoạn, cháy nổ trong khu vực thuê cũng như tất cả vị trí khác trong tòa nhà đồng thời phải có biện pháp khắc phục ngay như: cúp cầu dao điện, khóa van nước, dùng bình chữa cháy dập tắt ngọn lửa ngay tức thời.
7.8 Bên B có trách nhiệm tạo mọi điều kiện thuận lợi cho Bên A khi Bên A tiến hành các công tác bảo hành, bảo trì định kỳ hoặc theo nhu cầu gấp bên trong khu vực thuê của Bên B.
7.9 Bên B chịu trách nhiệm toàn bộ về:
 Mọi tổn thất, thiệt hại bên trong Phần diện tích thuê gây ra do hành động hay sự bất cẩn của Bên B hay các nhân viên, đại diện, nhà thầu, người được phép vào, đối tác hay khách hàng của Bên B.
 Các mất mát với các trang thiết bị nội thất, đồ đạc, tư trang của bản thân.
 Các tác hại gây ra cho Bên thứ Ba trong khi sử dụng nhà.
 Hệ thống an ninh riêng của mình bên trong và tại Phần diện tích thuê.
7.10 Có trách nhiệm thực hiện đúng các quy định về việc đăng ký làm văn phòng với các cơ quan hữu quan theo quy định của pháp luật Việt Nam.
7.11 Bên B, các đại lý, nhân viên, khách mời và tất cả những người có liên quan đến Bên B khi đến làm việc tại tòa nhà đảm bảo rằng phải tôn trọng, tuân thủ và thực hiện tất cả các điều khoản mà Bên B đã cam kết và các điều kiện mà phía Bên A đã quy định (nội quy, quy chế hoạt động của tòa nhà). Bên A tùy từng thời điểm có thể yêu cầu áp dụng một hoặc nhiều điều kiện cần thiết vì lý do an ninh, sửa chữa, bảo quản tòa nhà.
7.12 Chịu chi phí sửa chữa các hư hỏng do sự bất cẩn của Bên B gây ra cho tài sản thuê và hệ thống như hệ thống điện, hệ thống cấp thoát nước trong suốt thời gian hợp đồng có hiệu lực.
Trường hợp Bên B và những người của Bên B gây ra thiệt hại vật chất cho những Bên Thuê lân cận hoặc tài sản, trang thiết bị của tòa nhà thì Bên B phải có trách nhiệm bồi thường toàn bộ những thiệt hại đó trong thời gian không quá 30 ngày kể từ ngày gây ra thiệt hại, ngoại trừ có thỏa thuận khác.
7.13 Chấp hành các quy tắc, tiêu chuẩn giữ gìn vệ sinh môi trường và các quy định về trật tự an ninh chung, thực hiện các quy định về phòng cháy chữa cháy.
7.14 Bên B phải giữ vệ sinh trật tự chung, không được để các vật dụng tại khu vực công cộng làm cản trở lối đi, hành lang, đại sảnh, cầu thang, lối thoát hiểm, hoặc sử dụng chúng vào bất cứ mục đích nào khác. Bên B cũng không được cản trở hoặc can thiệp vào các quyền hoặc làm tổn hại khó chịu cho các Bên Thuê khác như gây tiếng ồn, mùi khó chịu ….
Bên B tự đảm nhận việc làm vệ sinh và diệt côn trùng bên trong Phần diện tích thuê và chịu trách nhiệm bỏ rác ra khỏi khu vực thuê theo quy định của Tòa Nhà do Bên A ban hành.
7.15 Bên B có trách nhiệm giao lại Phần diện tích thuê khi hết thời hạn thuê và Bên A có toàn quyền thu hồi lại Phần diện tích thuê mà không có nghĩa vụ phải gửi bất cứ thư hay thông báo nào đến Bên B.
7.16 Bên B không được phép cho thuê lại một phần hay toàn bộ Phần diện tích thuê hoặc chuyển nhượng Hợp đồng thuê này dưới bất cứ hình thức nào.
7.17 Bên B có thể mua một hợp đồng bảo hiểm đối với tất cả các tài sản của Bên B bên trong Phần diện tích thuê để đảm bảo tránh tổn thất cho những hư hại hoặc mất mát do các rủi ro khác. Bên B sẽ thanh toán mọi khoản tiền đóng bảo hiểm, chi phí và các khoản khác đối với hợp đồng bảo hiểm này.
