Chủ sở hữu phải tổ chức giám sát thi công và nghiệm thu công tác bảo trì công trình theo quy định của Luật Xây dựng, các Nghị định của Chính phủ hướng dẫn thi hành và nội dung hợp đồng ký kết với nhà thầu thực hiện bảo trì công trình. Trong trường hợp không đủ điều kiện năng lực chủ quản lý sử dụng công trình phải thuê tổ chức tư vấn có đủ điều kiện năng lực thực hiện giám sát thi công và nghiệm thu công tác bảo trì công trình.
