3.6 Tiền đặt cọc :
 Tiền đặt cọc tương đương với 03 tháng Tiền thuê là 4,488 USD.
(Bằng chữ : bốn nghìn bốn trăm tám mươi tám đô la mỹ).
Quy ra tiền VNĐ là : ………………………….( tính thep tỷ giá tại thời điểm ký hợp đồng).
 Tiền đặt cọc sẽ được Bên A giữ cho đến khi Hợp đồng kết thúc mà không phát sinh lãi.
 Bên B không được yêu cầu dùng tiền đặt cọc để thanh toán tiền thuê, phí dịch vụ, phí tiện ích và bất cứ loại phí nào khác.
 Trường hợp Hợp đồng chấm dứt trước thời hạn (nêu rõ tại điều 8) hoặc hết thời hạn thuê mà không được gia hạn, nếu Bên B không chi trả các chi phí điện, điện thoại, internet, hoặc không sửa chữa những hư hỏng gây ra đối với đồ đạc hoặc mặt bằng trong Phần diện tích thuê, … thì Bên A có quyền dùng một phần khoản tiền đặt cọc để chi trả cho việc sửa chữa những hư hỏng hoặc những phí dịch vụ mà bên B chưa thanh toán trước khi hoàn trả tiền đặt cọc cho bên B.
 Trong trường hợp Bên B bị cơ quan có thẩm quyền đình chỉ hoạt động tại Việt Nam (với bất cứ lý do nào) trước Thời Hạn Thuê hoặc Bên B tự ý chấm dứt Hợp Đồng trước thời hạn không do lỗi của Bên A thì coi như Bên B đã vi phạm hợp đồng và lúc đó Bên A sẽ không hoàn lại Tiền Đặt Cọc và số tiền thuê mà Bên B đã trả cho kỳ thuê.

ĐIỀU 4 : PHƯƠNG THỨC THANH TOÁN
4.1 Trong vòng ba ngày sau khi ký Hợp đồng, Bên B phải chuyển cho Bên A Tiền đặt cọc tương đương 3 tháng tiền thuê …….. VNĐ. ( Bằng chữ : …………………………….. )
4.2 Bên B sẽ chuyển Tổng Tiền thuê từng tháng cho Bên A vào tài khoản bên A( được thể hiện trong hợp đồng này) trong vòng 05 ngày đầu tiên của tháng .
4.3 Nếu Bên B chậm trễ thanh toán Tiền thuê và Phí quản lý quá 10 (mười) ngày sau ngày giới hạn quy định, Bên B sẽ chịu khoản phạt là 0,1%/ngày chậm trễ tính trên số tiền chậm trả (tính từ ngày hết thời hạn 10 ngày vừa nêu). Nếu chậm trễ thanh toán Tiền thuê và Phí quản lý quá tổng cộng 20 (hai mươi) ngày, Bên A có quyền đơn phương chấm dứt Hợp đồng mà không phải bồi thường bất cứ khoản chi phí nào cũng như không phải hoàn trả lại khoản đặt cọc cho Bên B.
4.4 Tiền đặt cọc, Tiền thuê được thanh toán bằng tiền VNĐ áp dụng tỷ giá bán ra của Ngân Hàng Ngoại Thương Thành phố Hồ Chí Minh tại thời điểm thanh toán và được chuyển khoản vào tài khoản của Bên A (ghi rõ trong phần thông tin của Bên A trên Hợp đồng này).
4.5 Mọi chi phí liên quan cho việc chuyển khoản qua Ngân Hàng sẽ do Bên B chi trả.
